Format construction begins

On 18 November, the foundation stone for the Format office building was laid down. The building is under development by Torus and is located near ul. Droszyńskiego. It will feature five storeys and 16,000 sq. m of space. It is set to obtain its occupancy permit by Q2 2021.

More than a dozen years ago, just a few hundred metres away, we had begun the construction of Arkońska Business Park, the first office park in Gdańsk. Since then, the Tricity office market has undergone major changes and significant development but we chose to return to the suburb of Przymorze Małe with another interesting investment project. What’s more, we will once again introduce a city building to a post-industrial zone which had not seen much use. There is a reason why we choose to place our buildings along the main Tricity traffic artery and the SKM train line. We believe it to be the optimal solution that will fully utilise the potential of public transport and introduce comfort and safety at the same time. Our vision aligns with that of the City of Gdańsk – building a compact city gravitating towards its centre.

Format will feature five storeys and two underground levels. On the ground floor there will be small offices and retail outlets that will operate separately from the offices on floors 1 to 4. The underground levels (-1 and -2) will house parking for cars and bicycles (on level -1), including bike racks, changing tooms and showers. The building will feature two vertical shaft cores, each with two evacuation stairwells, three lifts and toilet facilities for the handicapped. The building will stand 19m high, featuring a glass exterior with openable windows, with non-transparent elements covered by clinker brick. The gross leasable space (GLA) in the building will reach approx. 16,000 sq. m, with approx. 2,800 sq. m of office space (on level +1) to approx. 2,950 sq. m (on levels +2 to +4). The building will provide 397 parking spaces (316 underground and 81 overground). It will be certified under the U.S. – based LEED system for energy-efficient buildings, planned to attain the Gold level. The building was designed by the architect studio, APA Wojciechowski Trójmiasto.

The Torus investment at ul. Droszyńskiego opens up a range of new possibilities to better utilise the area. It may be possible to improve local public transport and traffic to support both the building’s workers and local residents alike. Torus is also looking at building sports grounds on the property.

Format is yet another investment to feature in the Torus portfolio, a company that has delivered over 160,000 sq. m to the Tricity office market. Torus is also competing the construction of Officyna stage two in Gdańsk Wrzeszcz (7,300 sq. m) and is preparing its next projects.

One of the leading commercial developers in Poland, Torus has delivered over 160,000 sq. m of lease space to the Tricity office market as part of several completed investments, with more on the way (Officyna, Format). The company has finalised six sales transactions of its office properties to five different funds (five Arkońska Business Park buildings and three stages of Alchemia) for a total amount of nearly 280m EUR. This makes Torus responsible for the majority (approximately 65%) of the total office transaction volume realised by Tricity developers.
