Nationale-Nederlanden Usługi Finansowe Sp. z o.o. has opened a new office in Gdańsk. The company has leased approx. 250 sq. m of space in the Officyna building, which was developed by Torus. Nationale-Nederlanden Usługi Finansowe employed Litwiniuk Property Sp. z o.o. to provide consultation services during lease negotiations.
The latest tenant in Officyna is Nationale-Nederlanden Usługi Finansowe Sp. z o.o. – a company that services the clients of insurance funds Nationale-Nederlanden Towarzystwo Ubezpieczeń na Życie, Nationale-Nederlanden Towarzystwo Ubezpieczeń and Nationale-Nederlanden Otwarty Fundusz Emerytalny. We are pleased that a respected company like Nationale-Nederlanden Usługi Finansowe found our offer acceptable. The signing of the lease agreement puts an end to a few months of negotiations that will ensure our client receives an office of the highest quality.

Our Client has chosen a prestigious and high-class office building in Gdańsk for its new location. The Tricity region is among the top places in Poland when it comes to the availability of modern office space. The IT/SSC/BPO sector is seeing great growth in Gdańsk and in Gdynia. International corporations continue to employ more people, increasing the demand for office space. Due to the lack of space in their existing office buildings, some companies choose to relocate their branches to A-class office buildings that are under development. The majority of lease transactions on the local office market are conducted by companies with an already-established presence in Tricity and by newcomers in this region. As of this moment, the Tricity region can boast a supply of 800,000 sq. m of modern office space, with the majority in Gdańsk and followed by Gdynia and Sopot. Only 5% of office space in Tricity is currently unoccupied, compared with approx. 8% in 2018/2019, one of the lowest percentages in Poland. The average lease rates for A-class office space in Tricity have remained steady for about three years, at 12.50-16 EUR per square metre.

One of the leading Polish office developers, Torus has delivered over 160,000 sq. m of lease space to the Tricity office market as part of several investments, with more on the way (Officyna, Format). The company has so far completed six sales transactions of its office properties to five different funds (five Arkońska Business Park buildings and three stages of the Alchemia complex) for a total amount of nearly 280m EUR.
